Specification and project package

We turn the design documentation into a precise door schedule that can be ordered, installed and handed over without rework. Specification, ironmongery schedule, installation plan and cost estimate — a complete package for decision-making and tendering.

This is what one item of our specification looks like: each opening gets a door mark, dimensions, fire rating, sound insulation, hardware and finish — before the door goes into production.

Why it matters

01

An error in the schedule costs more than the door

A wrong fire rating or opening direction usually comes to light during installation, when the door has already been made. We find such discrepancies on paper.

02

Safety, design and budget in a single item

The engineer sees EI 60 in the door, the architect sees the finish, the cost estimator sees the price. We reconcile the requirements so that none of them gets lost.

03

A tender without surprises

Items are described unambiguously: contractors price the same thing, and you compare prices, not interpretations.

How we work

  1. We review the design

Architectural and fire safety sections, opening schedules, floor plans. We flag contradictions and gaps.

  2. We select the construction

Fire resistance, smoke tightness, sound insulation, intensity of use and the purpose of the room.

  3. We match it with the design

Finish, colour, glazing and hardware to the interior design scheme — without compromising fire and acoustic performance.

  4. We mark every opening

Door mark, dimensions, opening direction, components and opening readiness requirements.

  5. We agree

With the designer, the architect and the facility management team. We make changes before anything goes into production.

  6. We price

A commercial estimate for each item and an installation programme sequenced by floors and work zones.

Contents of the tender package

At the end of the work you receive one set of documents covering everything in the door package — from the overall picture of the project to the payment schedule.

  1. Project information

Address, use, number of storeys, input data and the fire safety requirements on which the estimate is based.

  2. Summary door schedule

All the doors on the project in one table: types, fire and acoustic ratings, quantity for each door mark.

  3. Item-by-item specification

Each door with its own number and location reference: building, floor, room, opening. Dimensions, opening direction, hardware, finish.

  4. Location layouts on floor plans

Each door mark is shown on the floor plan, so the installer, site manager and technical supervisor all see the same thing.

  5. Cost estimate

Cost for each item and for the project as a whole: products, hardware, delivery, installation.

  6. Commercial terms

Financial terms of the proposal, delivery terms and lead times, warranty obligations.

  7. Schedules

Payment schedule, material delivery schedule and installation programme sequenced by floors and work zones.

  8. Explanatory note

Everything the client should pay attention to: risks, opening readiness requirements, decisions that need to be agreed.

What's included

  • Review of the design documentation: architectural and fire safety sections, opening schedules
  • Selection of constructions to meet fire resistance, smoke tightness and sound insulation requirements and the purpose of the rooms
  • Door set specification with marks for each opening
  • Ironmongery and equipment schedule: closers, panic hardware, door coordinators, provision for access control
  • Installation plan: sequence, programme, opening readiness requirements
  • Commercial estimate for each item

Result

A tender package of eight sections — from project information to payment and delivery schedules. Ready for approval by the client and the designer and for submission to a tender.

What we need from the client

  • Architectural working documentation or floor plans
  • Opening schedule, if available
  • Fire safety requirements for the project
  • Construction programme

Timing and cost depend on the scope of work and are calculated for each project.
